What is this blog about?
In this week’s blog, we look at the latest RICS guidance for Session 1 2025 APC assessments. There is one key change, as well as some helpful reminders on what you need to do to ensure that your submission is valid and accepted by RICS.
What has changed?
If you are still on a pre-2018 pathway (and competencies), then Session 1 2025 (with a specific deadline of 10 April 2025) will be the last opportunity for you to submit using these.
After this date, you will need to switch to the current pathway guides and competencies. This will, therefore, apply to Session 2 2025 onwards.
If you are not sure which you are on, an easy way to check is:
What is the title of your Ethics competency? If it is Ethics, Rules of Conduct and Professionalism then you are on the new pathways. If it is Conduct Rules, Ethics and Professional Practice then you are on the old pathways.
Do you have Inclusive Environments as a mandatory competency? If so, then you are on the new pathways. If not, you are on the old pathways.
There are other ways to check, but these are the easiest!
Am I eligible to sit in Session 1 2025?
RICS have published helpful eligibility tables on their website.
To be eligible to submit in Session 1 2025, you must have enrolled on or before the following dates.
24 months’ structured training:
Land & Property – 30 March 2023
Built Environment – 27 April 2023
12 months’ structured training:
Land & Property – 29 March 2024
Built Environment - 26 April 2024
Can I backdate my enrolment?
Yes you can, as long as you can provide evidence signed by your employer confirming your dates of employment. You can backdate up to 6 months.
RICS have set deadlines to request backdating of your enrolment by:
20 December 2024 for Land & Property pathways
17 January 2025 for Built Environment pathways

What about if I am an apprentice?
If you are an apprentice, then you will need to have submitted for gateway by:
Landlord & Property – 3 February 2025
Built Environment – 3 March 2025
When do I have to submit the intent to submit form by?
Read our previous blog for an overview of the process.
You will receive the intent to submit form by email, so make sure that your current email is set on your online RICS account and the RICS assessment platform.
Key deadlines to return the intent to submit form for Session 2 2025 are:
Land & Property – 31 January 2025
Built Environment – 28 February 2025
When do I have to submit my final assessment submission by (using the RICS assessment platform)?
Land & Property – 17-27 February 2025
Built Environment – 17-27 March 2025
You will only be able to submit if you successfully sent the intent to submit form back to RICS.
When will my RICS APC interview be?
RICS APC interviews start from 14 April 2025 for the Land & Property pathways and 12 May 2025 for the Built Environment pathways.
What about if I am submitting in Session 2 2025?
All of the above information is also available on the RICS website for Session 2 2025.
What are the key dates I need to be aware of for APC Preliminary Review?
You do not need to submit the intent to submit form prior to the Preliminary Review stage. After passing Preliminary Review, and submitting for final assessment – you will, of course, need to submit the intent to submit form and follow all of the above processes.
There are two windows each year to submit within:
