What is the senior professional route?


This route to qualification is suitable to those with leadership and management responsibilities, on top of relevant surveying experience.


You need to have either 10 years’ relevant experience or 5 years’ if you also hold a relevant undergraduate and post graduate degree (or equivalent professional qualification). The latter should be at master’s level or higher.


What are our top 5 tips for success?

1. Get your vetting form right


Your vetting form will be submitted (in it's original format) alongside your final assessment submission. Make sure that it presents your role and experience in the best possible light, including the three senior profile indicators; leadership, managing people and managing resources. 


These are a key element of your final assessment, essentially comprising 50% on the RICS assessment matrix. The other 50% is made up of 25% based on your technical and mandatory competencies and 25% based on your ethics and professionalism.


2. Know your area of expertise


You will be assessed based on your experience and responsibilities. The RICS state that will take account of the fact that you will be in a leadership or managerial role and may not necessarily be dealing with day to day technical work. 


However, we do recommend reading around the subject to ensure that you have sufficient breadth and depth of knowledge to demonstrate your competence across multiple areas.


This forms 25% of your final assessment interview.


3. Know your ethics


This forms the last 25% of your final assessment interview and is generally the only area in which you can automatically fail. There are many subtleties within the realm of ethics, many of which will have changed substantially over even just the last 5 years. Getting this area of questioning right first time will put you on the path to APC success.


4. Time management


As a RICS APC Senior Professional candidate, we know that you will be busy with many demands placed on you from your day job alone. Fitting in your APC preparation will no doubt be difficult.


Effective time management is essential to fit in all the component parts of the APC process, e.g. drafting and finalising your submission in time, exploring the full breadth of the competencies and planning your structured revision. 


5. Knowing what to do


Many Senior Professional candidates do not have the time (nor the will!) to understand the in-depth requirements of the RICS APC process. In our experience, this can lead to repeat deferrals of the process and anxiety about pursuing MRICS status.
